Our Fees
We believe in being completely upfront about what we charge. No hidden fees, no surprises. Below you will find a full breakdown of our fees for sellers, landlords, tenants and buyers.
All fees listed below are inclusive of VAT. If you have a question about any of our fees, please do not hesitate to get in touch.
Seller Fees

- Anti-money laundering check: £25.00 per vendor
- Energy Performance Certificate (EPC): £100.00
- Withdrawal fee (if within contract): £200.00
Landlord Fees
Fully Managed Service
- Tenant find: £420.00 (charged once the property is successfully rented)
- Ongoing management fee: 12% of monthly rent (inc. VAT)
Tenant Find Only Service
- Tenant find fee: £540.00
Additional landlord fees (where applicable):
- Management takeover of an existing tenanted property: £180.00
- Photographic inventory and schedule of condition (tenant find only service): £90.00 (included in fully managed)
- Gas safety certificate: £78.00
- Electrical Installation Condition Report (EICR): from £190.00 (depending on property size)
- Energy Performance Certificate (EPC): £100.00
- Anti-money laundering check: £25.00 per landlord
- Check-out inspection (non-managed tenancies): £60.00
- PayProp rent collection: £2.50 per month
Tenant Fees
Under the Tenant Fees Act 2019, the fees that can be charged to tenants are strictly limited. The following are the only payments we may ask you to make:
- Rent: as agreed in your tenancy agreement
- Refundable tenancy deposit: capped at five weeks’ rent
- Holding deposit: capped at one week’s rent, to reserve the property during referencing
- Lost keys or security devices: the reasonable cost of replacement (receipts provided)
- Early termination (requested by the tenant): reasonable costs incurred by the landlord as a result
- Permitted changes to the tenancy (such as keeping a pet, a change of sharer, or a permitted alteration to the agreement): a reasonable fee per change
- Utilities, TV licence and council tax: where applicable and set out in your tenancy agreement
Buyer Fees
- Anti-money laundering check: £25.00 per buyer
